To start we need:
- Application filled out completely with references.
- 30.00 for a credit check made out to Agate Bay Realty, Inc.
Timelines and costs:
- $1000.00 non-refundable deposit (until end of ski lease) will be necessary to secure the house (due up front). The 1000.00 deposit will be applicable to the full security/damage deposit of 2000.00 when you move in. The $2000 will be refundable at the end of the lease provided there isn't any damage or extra cleaning. The security deposit may be more, usually two times the rent, than the usual $2000 if the tenant is paying the rent monthly rather than pre-paying the rent.
- A four month ski lease will have 3 free housekeeping visits and a five month lease will have 4 free housekeeping visits. Each visit is a total of three man hours of cleaning and will help keep the kitchen, bathrooms, and house maintained during the lease.
- $155 a month total for the fixed utilities. This $155 a month pays for the water, trash, cable tv, and local phone and high speed internet service. A four month lease would have a total of $620.00 for fixed utilities and a five month lease would have a total of $775.
- $475-$500 for snow removal (estimate; each driveway is different). This will be paid 60 days prior to arrival.
- Half the rent is due 60 days prior to arrival and the other half is due upon move in.
- Homes with hot tubs will have a $70.00 service fee per month and that includes 2 services a month. The homeowner will pay for a $150 dump and scrub of the hot tub just prior to lease beginning and the tenant will pay for a $150 dump and scrub at the end of the lease. If the hot tub company determines that a water change or extra service is necessary based on usage, you will be charged.
- The gas and electric will be switched into the tenants name at the start of the lease. The bills will be sent directly to the tenant. Frozen pipes will be the responsibility of the tenants if the thermostat was left lower than 55 degrees. There will be a $100 service fee charged by Agate Bay Realty if utilities are not transferred into the tenants name when the lease takes effect.
- If you decide you want firewood for your ski lease, you will need to contract yourselves. Agate Bay Realty can give you a list of firewood vendors. If there is firewood already at property, tenants will have to reimburse homeowner for wood used.
Please keep in mind that after a 4-month ski lease there may be extra cleaning is required after check out. We will give you a housekeeping check sheet that the housekeepers use so you know all the items to clean. The home must be in the same condition it was when your ski lease began. (excluding normal wear and tear). Spots/spills on carpet will also be the responsibility of tenants.
